How Roof Tarping Works

Emergency roof tarping is straightforward in principle and easy to get wrong in practice. This page defines the terms Tarpers® uses, explains the method our crews follow, and describes how the work is documented. It is written for homeowners, property managers, adjusters, and carrier vendor managers who want to understand what actually happens on the roof.

What Is Non-Destructive Roof Tarping?

Non-destructive roof tarping is the practice of securing a protective tarp over a damaged roof using weight and friction rather than fasteners. No nails, screws, or staples pass through the shingles or the roof deck.

The conventional alternative is nail-down tarping, where the tarp and wood strips are fastened directly through the roofing material. That method holds, but it works by making new holes in a roof that is already leaking. Those holes stay behind after the tarp is removed, and they can admit water and corrode long after the emergency is over.

Non-destructive tarping avoids that trade. The tarp is held by furring strips laid around the perimeter and weighted anchors resting on top of them. The holding force comes from the weight of the anchors and the friction of the strips against the roof surface, distributed along the tarp edges and seams instead of concentrated at fastener points. Because nothing penetrates the roof, the only damage on the roof when the tarp comes off is the storm damage that was there when the crew arrived.

On some roofs this is not a preference but a requirement. Metal, tile, and slate roofing systems cannot accept nail penetration without being damaged, so a non-destructive method is the only appropriate option.

How Tarpers® installs a tarp

    Inspect and document the damage. The crew assesses the affected area, determines tarp sizing and anchor placement, and photographs conditions before any work begins.

    Install the tarp. A UV resistant reinforced polyethylene tarp, 10 mil or heavier, is positioned over the damaged area and extended past the ridge line and eaves so water sheds off the covered zone rather than running under the tarp edge.

    Secure with furring strips. Furring strips of 1x4 or 2x4 dimensional lumber are laid at 4 to 6 foot intervals around the tarp perimeter. The strips spread holding force along the edge and keep wind from lifting the tarp at a corner.

    Anchor with TarpBags® or sandbags. Weighted anchors are placed along the strips, edges, and seams to hold the assembly in position.

    Document the finished installation. The completed tarp is photographed and the installation method and measurements are recorded.

An emergency tarp is a temporary measure, not a repair. How long any given installation holds depends on the roof, the season, and the weather it takes. The purpose of the tarp is to stop water entry and buy time for a permanent repair, and the permanent repair should be scheduled as soon as it can be.

What Are TarpBags®?

TarpBags® are the weighted anchor system Tarpers® developed and uses to secure emergency roof tarps without penetrating the roof. Each bag arrives empty, is filled with water on site, and then weighs 40 to 50 pounds.

Filling on site matters for a practical reason. Anchoring a tarp takes hundreds of pounds of weight distributed around the perimeter, and carrying that weight up a ladder is slow and hazardous. TarpBags® move that weight into the job at the moment it is needed, from a hose rather than a truck bed, which means a crew can anchor a larger area faster and with less lifting.

TarpBags® also behave better on the roof than the traditional alternative. Sandbags shift under load, degrade in sun and rain, and can abrade roofing material as they move. TarpBags® hold their shape and stay where they are placed.

Tarpers® uses both TarpBags® and sandbags depending on the job and crew logistics. The constant is the principle: the tarp is held by weight, not by nails.

What Is CAT Response Deployment?

CAT response, short for catastrophe response, is the mobilization of tarping crews at scale after a hurricane or major storm event, as distinct from responding to a single damaged property.

The difference is one of logistics rather than technique. A single job is dispatched and completed. A catastrophe event affects thousands of properties at once, in an area that may have lost power, road access, and lodging, and it requires crews, materials, and support to be moving before the storm arrives.

Tarpers® runs a four stage deployment:

Event monitoring. Weather patterns and storm forecasts are tracked, and preparation begins as soon as a major event is forecast rather than after landfall.

Pre-deployment staging. Crews and equipment stage near the expected impact zone but outside it, in safe locations, so travel time after the storm passes is short.

Immediate deployment. As soon as conditions are safe, crews enter the affected area and begin tarping, coordinating with local authorities and carrier partners.

Sustained operations. Operations continue until immediate protection needs are met, with additional crews rotating in to hold service levels through a long event.

Tarpers® deploys across Florida, Louisiana, Texas, North Carolina, Alabama, South Carolina, Mississippi, and Georgia, and can extend coverage based on the scope of an event and carrier needs. Crews train year round rather than only in season, and the non-destructive method is used at volume, not set aside when the queue gets long.

How Are Tarping Jobs Estimated in Xactimate?

Xactimate is the estimating platform most carriers and adjusters use to scope and price property damage work. Emergency tarping is written using line items in the WTR (water mitigation) category.

The codes that come up most often:

WTR TARPNG. Installation of a temporary protective tarp, measured in squares, where one square is 100 square feet. The unit price covers tarp material, fastening, and basic labor. This is the primary tarping code.

WTR TARPNG ADD. The steep slope addition, typically applied above a 6:12 pitch, reflecting the added time and risk of working a steep roof.

WTR TARPNG REMV. Tarp removal once permanent repairs are complete.

Measurement drives the estimate. Tarped area is measured in squares with an allowance for the overhang needed to carry the tarp past ridges and eaves, and most carriers accept a 10 to 15 percent overhang factor. Under-measuring is the most common error, because a tarp sized only to the visible damage does not actually shed water away from the opening.

Documentation supports the measurement. A Tarpers® job package includes timestamped photos before, during, and after installation, a measurement summary, and a written description of the installation method, formatted to line up with standard Xactimate line items. Recording that the installation was non-destructive is part of that package, because it establishes that the tarping work itself added no penetrations to the roof.
